Custom Plans:
All Custom Plan Design Pack Levels Require Advanced Payment In Full. When A Client Request A Next Level Advancement, i.e., Level 1 Completed, At The Beginning Of The Next Level, Level 2, Or Skip To Level 3 Design, The Cost Of This Level Will Now Be Due And Payable. A Deduction In Cost Will Apply From The Plan Pack Fees Only From The Prior Level. In No Event Will 2 Levels Of Design Pack Service Fees Apply Toward A Deduction Of A Next Level Design Pack Fee. At The Discretion Of The Building Department, Typical Use Design Pack Level 2 May At Times Require The Use Of An Engineer To Justify Any Item. The Plan May Require The Use Of A Structural Engineer For Any Item To Be Certified As Suitable For Use. Any Fee Required For This Issue Will Be At The Additional Cost Of The Client. The Client May Use An Engineer Of Choice Or Have A Design To Build . Com Obtain The Service Directly. In The Event That An Engineer Or Engineering Service Is Used, Any Additional Cost Will Be Added To The Service Fees Charged To You By A Design To Build . Com. For Engineered House Plans Design Pack Level 3, The Design Service Fee Includes The Cost Of The Engineering Service Up To A Maximum Of $500.00. Any Additional Expense Will Be Passed Onto The Client At Time Of Final Billing For Extras Or Optional Services Purchased.
 

Building Codes and Requirements:

At the time of creation, all designs by A Design To Build . Com were drawn to a national code with local coastal requirements, unless designed for other regions. Because building codes vary from area to area, some drawing modifications and / or the assistance of a local professional designer, architect, professional structural engineer may be necessary to comply with your local codes or to accommodate specific building site conditions. We strongly advise you to consult with your local building official for information regarding codes/minimum standards governing your area and/or additional codes added by your local building department.
 

Warranties and Disclaimers:

All construction plans provided by or ordered through A Design To Build . Com are provided as-is and disclaims all warranties, express or implied, including merchantability or fitness of purpose. Construction plans may not be returned for credit and/or refund under any circumstances. Any changes, to Blueprints or Reproducible sets, are the full responsibility of whoever makes the changes. Due to regional variations, local codes, methods of installation, local availability of materials and individual preferences, it is impossible to include much detail of heating, plumbing, and electrical work on your plans. HVAC duct work, venting and other details will vary depending on the type of heating and cooling system (forced air, hot water, electric, solar) and the type of energy (gas, oil, electricity, solar) used. These details and specifications should be obtained from your builder, contractor, and/or local suppliers. Modifications may be required or necessary for compliance with local and state regulations or to meet any unforeseen design requirements. It is the Purchaser’s responsibility to ensure the accuracy, compliance with statue or regulation of any plans or construction information received/obtained through A Design To Build . Com, and to have any additional design work done to meet any requirements (i.e.: soil testing, code compliance, errors or omissions etc.) prior to use thereof. Purchaser agrees to accept responsibility for any unknown adverse conditions not presently known prior to the purchase of construction plans. In the event any liability is imposed on A Design To Build . Com, A Design To Build . Com's liability to the the client, property owner, anyone representing a client or property owner unknown to us or any other party unknown to us shall not exceed the price paid for A Design To Build . Com's product.
 

Our Privacy Policy:

A Design To Build . Com is committed to maintaining the privacy and security of our site visitors in the highest regard, and accordingly maintains the following privacy policy:

E-mail information: E-mail addresses are used only to confirm and track orders placed through a A Design To Build . Com. We never sell, rent, or loan our email lists to outside firms or individuals. We do not Spam. We retain the e-mail addresses of only those who have requested further information from us.

Credit card information: The personal information you provide is accessible only by designated staff and is used only for the purpose of processing and filling your order, which is performed solely in-house. After your order has been processed, shipped and verification of delivery has been obtained, your credit card information is eradicated from our files.
 

Our Refund Policy:

All sales through A Design To Build . Com are nonrefundable. The total amount is due when your order is placed. No refunds, exchanges or credits are provided with the sale of any plans. There is absolutely no reimbursement, exchange or credits for reproducible sets. Any changes to reproducible sets are the full responsibility of whoever makes the changes.
 

Additional Sets:


If additional complete sets of blueprints are required, you may order additional sets within 30 days of the original date of purchase, for a total number of sets per license not to exceed twelve (12) sets total (no additional sets are available for purchase with a 12 set package) . The cost for each additional set is $40 plus shipping and handling. No partial sets will be sold.
 

Reproducible Sets:

When a reproducible set is purchased, a license and copyright release is provided. A reproducible set is useful if you plan to make changes to the stock plan you have chosen/purchased. This set consists of line drawings produced on vellum paper, erasable, reproducible paper for the purpose of modification. A reproducible set allows you to change or modify the plans, thereby creating a derivative work of the plans. When alterations are complete, you can then reproduce working copies via a bond copier or blueline machine. Ten (10) copies of the reproducible set or derivative work may be reproduced for use in the construction of a single dwelling. The purchase of reproducible sets caries the same copyright protection mentioned above.
 

Reversed (Mirror-Image) Sets:

These plans are a mirror-image of the original. This option is useful if the design you have chosen would better fit your property or personal preference built in reverse (i.e.: the garage is located on the left in the original, but would work better for you if it is on the right). However, with mirror-image sets the writing and dimensions are also reversed, which means they will read backwards. Because of this, only a portion of the order is produced in mirror image. The right-reading prints are stamped "BUILD IN REVERSE". There is a $55 fee (surcharge) per order when reversed (mirror-image) sets are ordered.
 

Coastal High Wind Compliance (Available to ALABAMA Residents Only):

In Mobile and soon to follow in other regions on or near the Alabama coastline, we are now designing to new I-Code building codes. The 2003 for City of Mobile & 2006 IRC (International Residential Code) is in effect as of April 15, 2008. We endeavor to design to meet this code as well as other codes prescribed in the IRC, which are in addition to the IRC. Our custom plans may be designed using the following:

  • 1997 Standard Southern Building Code
  • 1999 Standard Southern Building Code
  • ASCE 7
  • SSTD 10-99
  • WFCM 1995 SBC, 2000/2001 (Wood Frame Construction Manual)
  • Inspectors Reference Guidelines and Standards for Structures Located In High Wind Regions
    Developed for Gulf Shores, Alabama - May be available for use in other areas. (145 mph zones)
  • 2003 International Residential Code (IRC)
  • 2003 International Building Code (IBC)
  • 2006 International Residential Code (IRC)
  • 2006 International Building Code (IBC)
  • And a soon to be released prescriptive book made available by the Building Officials of Mobile County.
Each one of these codes has parameters that must be met. Any or all designs/styles may not accurately fit a certain Code. It is our responsibility to determine which code best correlates with your specific design criteria. Due to these reasons, we are unable to quote a set price to bring a stock plan into HIGH WIND code compliance. We must review the plan in order to determine our ability to bring it into compliance with one of the Hurricane Codes as well as to determine the amount of drawings that will be required for the precise code being used.

Modification Information & Packages:

Our modification services include a consultation fee of $50, which is non-refundable, payable up front and an estimated hourly fee for design changes with the exception of Hand Drawn Stock Plans. Quotes are based on the original stock plan price code and are estimated according to the changes specified by you and whether or not the plan meets current building codes for the location of which you want to build. Should we be hired to bring the plan your considering into compliance for the location of your construction we may or may not be able to provide required structural engineering service access required for the plans' design requirements. Some of our Plans were drawn using a local Engineer and would need the same for your location of construction if usable but unaltered. Another option would be for you to verify your requirements with a local Professional for acceptability of your regions codes. Unless otherwise negotiated, our plans are sold "as-is". Upon receipt of your plan order, verify that you may require location based services. For more info see Modification Fees and Plan Package Contents.
 

Engineer Sealed Prints (Available to ALABAMA Residents Only):

Engineer sealed prints may be available for an additional fee for Alabama Residents only. Anything outside Alabama will be the purchaser's responsibility to have reviewed and sealed by a local engineer or architect if required - see Building Codes and Requirements. Additional options to the Buyer would be to purchase your desired plan and proceed to the Structural Engineer of your choice. Ensure the credentials of your Engineer as to current State License and Good Standing with-in the community for which the licensee is in practice
 

Personal Check Purchases:

Orders purchased with a personal or a company check must be received before order is processed. It is our policy to ensure that checks are honored by your bank before shipment takes place. A confirmation of receipt and acceptance will be E-mailed to you as acknowledgement.
 

Pricing:

We reserve the right to adjust pricing to reflect periodic sales and/or special offers, industry-related price increases and product service fees for modifications as deemed necessary to provide you with an acceptable media source. Insurance for shipping purposes is available to the purchaser at an additional cost and only selected by you (The Buyer) at the current cost (Sales Price) for "Insurability" purposes only.
 

Stock Plans:

Please Note:
If you purchase a Stock Plan "as-is" with no changes, be aware that the plan originally was drawn to a building code that may or may not be current and suitable for your use. It is the buyers responsibility to acknowledge this and allow for additional time and or information on the plan purchased to be brought into current compliance with the building codes of your area by a professional building designer, architect and or structural engineer. Do not assume that the plan can be submitted for the permitting process and accepted "as drawn". Caveat-emptor
